For those clients or perspective clients looking to sell their home in Northern Florida, Homes for Hometown Heroes will guide you through ‘the process’.  We respect our client’s knowledge of their home, their geographic market, and understand that many of our clients are internet/marketing guru’s. A collaborative process that incorporates your direction and specific and/or unique action item is your process.

This process can include but is not necessarily limited to

  • A pre-listing consultation wherein we:
    • document your goals (primarily a time and money discussion),
    • conduct a review of a Comparable Marketing Analysis (CMA) designed specifically for your property.  The CMA review will help facilitate a listing price discussion.
  • A listing consultation wherein we discuss marketing plans to include
    • Your ideas and timetables for marketing; channels and platforms (MLS, Zillow, realtor.com, alternative channels, etc.) 
    • Contractual considerations; listing agreement T’s and C’s, seller’s disclosure statement, other doc’s of interest to the buyer; i.e. HOA doc’s, past tax and utility bills,
    • Photography, art, video, and audio discussion to include stills, video, drones, and accompanying musical scores.
    • Staging discussion to include:  self-staging vs. an outside staging firm, items to be removed from the home while staging/selling, a gratis review from our in-house design team.
    • Open House schedule for neighbors, realtors, and potential buyers.
    • Yard ‘For Sale’ signage.
  • Homes for Hometown Heroes ‘Fast Break’ marketing process review.  Fast Break is designed to generate an acceptable offer during the first weekend of the home being on the market.  
  • Line by line review of the buyer’s offer
    • Discussion to include counter offers
  • Participation by Homes for Hometown Heroes at your closing.
